Most small Cape Cod front porch ideas fail for one reason: the porch is too big. A Cape is a modest, symmetric box with a low eave, and a porch that would look generous on a Colonial swallows it. The good ones are almost always smaller than the owner first imagined. Eight designs that work…
Green building Cape Cod projects tend to go wrong in the same way: the owner buys the visible things first. Solar panels, a heat pump, a high-efficiency water heater — all bolted onto a house that leaks air like a basket. The equipment then spends its life compensating for an envelope nobody fixed. The order…
How long to build a custom home on Cape Cod, honestly? Plan on somewhere between eighteen months and three years from first conversation to move-in — and note that construction itself is the smaller half of that. The part people underestimate is everything that happens before a shovel moves. Below is the sequence broken into…
A Cape Cod second floor addition is the most common way to grow a house here, because it is often the only way. Lot coverage is capped, setbacks are tight, and on many parcels the septic envelope has already claimed the rest of the yard. Going up is what is left. But “adding a second…
A modern Cape Cod house is not a Cape with bigger windows. It is a three-hundred-year-old form asked to do things it was never designed for — hold an open plan, carry a first-floor primary suite, meet a current energy code — without losing what makes anyone recognize it from the road. That tension is…
By late September most reputable Cape Cod builders already know what they are doing in January. Not roughly — specifically. That is the part homeowners miss when they start calling around in March about a kitchen they want finished by Memorial Day, and it is why the answer they get is so often a polite…
The architect vs builder question usually arrives in the wrong form. People ask which one they should hire, when the real question is which one they need first, whether they need both, and what each is actually licensed to do. Those are answerable, and getting them right early saves months. Here is the honest breakdown…
The best Cape Cod renovation ideas tend to be subtractive. Older Capes were built as a series of small, separately heated rooms with low ceilings and modest windows, because that is what made sense before central heat and insulated glass. Almost everything a modern owner wants from one of these houses comes from carefully removing…
Can you build in a flood zone on Cape Cod? In almost every case, yes — flood zones are build-with-conditions, not build-never. What changes is how high the finished floor has to sit, how the structure below it is allowed to be used, what the insurance costs for as long as you own the house,…
Most Cape Cod home additions start the same way: the house works, the family does not fit it anymore, and moving would mean giving up a lot you will never find again. The good news is that a Cape absorbs additions better than almost any other house type. The catch is that the lot, not…
