Brewster, MA

Brewster sits on the north side of mid-Cape, fronting Cape Cod Bay with eight miles of shoreline. From our Dennis shop it’s a fifteen-to-twenty minute drive. We’ve worked across Brewster for decades — historic captain’s homes on 6A, bayside cottages near Paine’s Creek and Linnell Landing, year-round residences in the wooded interior near Nickerson State Park.

Brewster has its own building culture

A few things make Brewster work different from most Cape towns:

  • Historic 6A stretch — Brewster’s section of Route 6A is on the National Register and falls under the Old King’s Highway Historic District. Exterior alterations here go through historic review, and we’ve been navigating that process for decades.
  • Conservation-heavy — between Nickerson State Park, Punkhorn Parklands, and miles of bayside marsh, Brewster has more conservation land per acre than most Cape towns. A surprising number of lots involve Conservation Commission filings.
  • Bayside cottages — many of Brewster’s most loved homes are 50-100+ year-old seasonal cottages near the bay. Converting them to year-round, renovating them while preserving the original character, or replacing them with thoughtful new construction is a big part of our Brewster work.

Brewster-specific things to know

  • Old King’s Highway Historic District Committee (Brewster section) — any exterior change visible from 6A or its side streets requires committee approval. Window changes, roof material, siding, even paint color in some cases. We have a long working relationship with this committee.
  • Brewster Conservation Commission — wetlands and coastal banks reviewed regularly. Even inland lots can have vernal pools or bordering vegetated wetlands triggering review.
  • Title 5 septic — common upgrade requirement, especially for cottage conversions and additions.
  • Coastal flood zones — homes along the bay or near tidal creeks fall in FEMA flood zones. New construction and substantial renovations may trigger elevation requirements.
